Quarter Share Ownership
A quarter-share legally gives you 25% of the registered title on a property. It allows you exclusive use of the property for 3 months of the year.
Quarter shares start at $20,000 US. This is a one-time payment. There are no annual fees.
Use of the Property
A quarter share entitles you to use the unit for 3 months each year. Times of the year are rotated on a yearly basis, but you will always get a share of time in the high season and a share in the "green" season.
Your time can be traded with other quarter share owners. Any time not used can be turned back into a rental pool. You will receive quarterly statements as to the status and an annual cheque for your share.
The Properties
I have several properties in the Playas del Coco area. Eventually, I may expand to other areas. The properties range from 30 square meter studios to 200 square meter condos (323 to 2153 square feet). The Quarter Share as an Investment
Besides giving you use of the property, a quarter share is an investment. Your quarter share should appreciate over time. Typical appreciations have been 10% to 40% per year over the past several years.
Your quarter share may be sold at any time. The only stipulation is that it must be submitted to the ownership first, who have the option of purchasing it for the selling price.
Management
The units will be rented out by my management company. A 20% administration fee will be deducted from the gross revenue. After all expenses (utilities, maintenance etc.) the net rental proceeds will be distributed annually to the owners.
My intention is to personally maintain a minimum of one quarter share in each project. This is not a "sell and move on" proposition for me.
